July 4, 2007 everybody else is on vacation right now - so business letter to myself (for right now) latest buyer offered refused because our land has too much potential with an already offered chance to expand by buying the other (now for sale) 16+ acres directly beside our land
our land = a very beautiful private commercial 24.34 acres that (if preferred) can be locked down at closing by installing heavy duty fencing with a locked gate at a one road entrance
as usual like most businesses advertising would have to be within at least 5 miles away where the growing population = 84,100 + since within 3 miles is just about a growing 24,000 + population and within 1 mile is just about a growing 1,000 + population
i see this as no big drawback since our land is on the heavily traveled interstate and most all businesses already advertise at within at least 5 miles away
i do not appreciate any potential buyers offering $20,000 per acres = residential prices since this is a commercial land that will never be sold for a residential price
my advice to them is there is this other 16.61 acre commercial land that is for sale at a humble almost residential price of $25,000 per acrewww.loopnet.com/xNet/MainSite/Listing/Profile/Profile.aspx?FromListingProfilePage=true&LID=14380358&CID=&Itemas for our larger totally private interstate commercial land with definite (already offered) potential to expand i am now considering lowering the price and relisting at * $37,000 per acre and/or $35,000 per acre and i will definitely never except any less than the lowest $33,000 per acre with a realtor and the very lowest $30,000 per acre without a realtor
as i repeat that i can also understand that many will definitely take their best shot at lower pricing our commercial land will never be sold at a residential price
take it or leave it with many businesses now paying rent-to-own at $1,500 a month = $18,000 a year and/or annual lease rents of $138,480 / $6.02 psf = $1,917 a month = $23,003 a year for 1983 commercial buildings, etc... the buyer of our 7 tract (possibly more) land has the potential to develop a business commercial lease building to make $100,000 + more a year from it
so i would say give me my million and go about it and since i have lowered our price - now at below a million better jump on it ! before i change my mind - again (because i really still do want a million dollars) yeah so far - they don't want to pay a million yet i could still hold out for more years and years for at least $37,000 per acre (they are going to get to earn an additional $100,000+ onto their annual net incomes just from being on the busy interstate) memo: price classification: between $900 thousand and $1 million asking price: $900,580www.loopnet.com/xNet/Looplink/Profile/Profile.aspx?LL=true&LID=15181260&STID=cbre&acode=
